No matter what you have been told, paying 10's of thousands of dollars to sell your home is absolutely ludicrous. Paying 6% of your homes value will not get you more money for your home or better marketing.
I have sold real estate for over a decade. I am a top producing broker in the state of Michigan. I can tell you, selling your home should not cost 6%. The idea of a traditional real estate agent is antiquated.
Thanks to the advances in technology and the ease of access to information the internet provides, selling your property has nothing to do with the value of the property being sold. Although, higher priced homes do tend to have a longer "average days on market" it's still sold the same way. The same marketing, the same paperwork, the same process.
Because of this, why should you be forced to pay a commission that is dependent upon the value of the property? Sellers have been doing this since the advent of Realtors. At first, before computers, selling based on a percentage of the homes value was necessary. Now, thanks to advances in technology, it can be done for a lot less. I will touch on this idea again in a moment.
The History of The 6% Agent
So you can understand why Linked Realty does not charge like a traditional real estate brokerage, it's important to understand how the current commission structure used by most real estate agents came to be.
Prior to the internet, when an agent took a home listing there would be a significant amount of costs up front. In order to get the property the most amount of exposure, agents had to run expensive print advertisements in newspapers, real estate magazines, postcards, and other expensive, printed, media. Today, agents replace that by sending home listings to popular sites consumers use to sell their home including Realtor.com, Zillow.com, Trullia.com and the like. The M.L.S. distributes this information to those sites for free. This savings, agents now keep.
The reason why Realtors commissions were dependent on the sales price of the home was that less expensive homes sold faster and the more expensive homes took a bit longer, which meant more money spent on print ads. This could cost the agent hundreds or thousands of dollars that they might not get back if the home didn't sell. This is how the percentage standard came to be.
Let's be honest, agents these days have it a lot easier. You built the equity in your home. Keep it.

Q. Are You Full Service, Exclusive Realtors?
Yes we are full service agents. We are also exclusively your agent, unless we bring the buyer, then we are dual agents.
Q. How do your fees work?
Our flat fee Real Estate Service costs $4,000 no matter how much your home sells for. This amount is paid at closing. We do charge a non-refundable marketing fee of $499 up front. This covers signs, post installation and removal, photos, lock box, flyers and administrative costs. The $499 marketing fee WILL be reimbursed to you at closing. The above rate is for the listing commission only.
Q. How much does the buyer’s agent get?
We recommend offering the buyers agent 3%. Buyers agents truly have the hardest job of a home sale and are worth every penny.
Q. How long is the listing contract?
Our typical listings contracts are 6 months. If your home doesn’t sell in 3 months, your home is priced too high. Proper pricing is critical right off the bat and will determine whether or not the home sells fast. More expensive homes naturally have longer listing periods. The listing time frame is flexible depending on the property.
Q. Why is your team so inexpensive compared to other agents?
We choose to price our flat fee based on the actual work involved and the expenses incurred. Not the value of your home. Remember, real estate agents don't spend as much marketing your home anymore. The services we perform for you are the same no matter how much the home is worth. The paperwork, responsibilities, and all the other tasks undertaken to sell your home are the same no matter what traditional agents tell you. Our experience level in getting homes sold is the same, no matter what the price point is. Additionally, because our procedures are streamlined, this allows us to manage our time and costs on each home we sell. It's insane the amount of money Real Estate Agents make for the actual amount of work they do.
Q. Do I need to worry about getting little service as a result of not paying more money like other agents charge?
Absolutely not! We want to do a great job for. This is how industries are disrupted and changed. We do a good job for you and our service spreads like wildfire. We will also do a great job for far less money than any agent you would have worked with that charges the standard 6%. We believe that because of the internet, higher priced brokerages that charge a standard 6% are a dying business model. We are spearheading the inevitable Real Estate Industry revolution. It’s only a matter of time before homeowners demand lower commission rates as a result of the new technology involved in real estate sales.
Q. Will agents from other firms still show my property if I list with you?
Agents have a legal obligation to look out for the best interest of their client's and to put the client's interest above their own so if the buyer likes the property then they have a legal obligation to show them and to write the offer at the direction of their client. Typically, if the agent refuses to show, the buyer will contact us directly anyway.
Q. If I am purchasing another home, am I required to use you as our Realtor?
Yes. If we help you save a great deal of money on your sale, then we would expect to help you purchase a home as well. We will also give you a credit at closing to be used towards your closing costs. If you're moving out of state and purchasing a home, we can also help you locate a great agent in the area you're moving to who will also honor the credit.
